HomesEstimates utilizes a variety of data points beyond just Capital Value. While Capital Values are reviewed every three years, HomesEstimates are updated every two weeks. As market values can change since the last Rating Assessment, the property value may differ from the Capital Value.

The HomesEstimate's accuracy depends on the availability and accuracy of council and sales data in an area. The accuracy percentages are calculated by comparing our HomesEstimates to recent sales in the area. An up-to-date accuracy estimate for the HomesEstimates can be found under the “How Accurate is the HomesEstimate” drop down tab HERE.(https://www.homeshelp.co.nz/i-have-a-property-appraisal-cma-from-a)
Related-party transactions are not included. The HomesEstimate provides an estimated price for a home in a full-value, and arms-length sale, but excludes related-party transactions (e.g., sales between family members). These transactions will appear on homes.co.nz but are not considered when estimating HomesEstimates in the area.
