How accurate is the HomesEstimate overall?
The HomesEstimate's accuracy depends on the availability and accuracy of council and sales data in an area. The accuracy percentages are calculated by comparing our HomesEstimates to recent sales in the area. An up-to-date accuracy estimate for the HomesEstimates can be found under the “How Accurate is the HomesEstimate” drop down tab here.

Homeowners may like to check their property details that can impact the accuracy of the HomesEstimate:

Check to see if your price history (the sale price and date you bought your home) are correct as this can have an impact on the estimate calculations, if the sale information has come through from the council you may need to get it updated in the ratings database first. We receive updated council data weekly so once the information is updated in the council file it will automatically update on our website when we receive the updated file. Our help article on council sales will help you determine if the sale information needs to be corrected in the council file.

Check the property details (house size, land area and age of construction) are correct. Depending on the area in which you live, this can have an impact on the estimate calculations. If the information is incorrect you may want to update the property features in the homeowner update section.

Comparable sales: The accuracy of the homes estimate depends on the number of comparable sales in each location. If your home is particularly unique (e.g. at the high or low end of the market), there may be few comparable sales and the accuracy of your estimate is reduced.

Updates and renovations: Most upgrade information is not in the public records and is not easily quantifiable. We do not know about home updates and renovations unless they have been reported to your local council, so those items are not used in the estimate calculations. Unfortunately, there is no way for us to systematically gather and verify the type of renovation and the additional value that it may add for a potential buyer. We do however provide two options for homeowners to update their estimate calculations, and help us improve the accuracy of the HomesEstimate.
