Learn how to update the HomesEstimate for your property by submitting a recently completed registered valuation report or asking a licensed real estate agent to share the property appraisal. This article explains the process and benefits of providing this information for a more accurate estimate.

How to Update Your HomesEstimate

Our HomesEstimates can be updated. 

You have two options to update your HomesEstimate:

1. Provide a full market valuation report, completed by a registered valuer, within the last 3 months.

2. Talk to a real estate agent. They can log into their Homes account to update your property estimate. Remember, the agent needs your permission to send their appraisal range for the property estimate calculations.

• Option 1: Submit a Registered Valuation Report

Homeowners can update their HomesEstimate by uploading a formal valuation report from a Registered Valuer. Once submitted and approved, the updated estimate will process within 3 to 4 working days.

Valuation Report Requirements To be accepted by our system, the report must meet all of the following criteria:

• Valuation Date: Issued and dated within the last 90 days.

• Authorised Signatory: Formally signed by a Registered Valuer.

• Property Type: Must be a completed property valuation (Construction valuations based on "as if complete" estimates are not accepted).

Here is the step-by-step to update your HomesEstimate using a formal valuation report: 

1. Log in to your account or create an account.

2. Search for your property on homes.co.nz.

3. Click on the "Update this HomesEstimate" link, located under the HomesEstimate on the property page.

4. Enter the required details in the form.

5. Attach a full copy of the formal valuation report prepared by the Registered Valuer.

6. Submit the form.

7. The HomesEstimate request will be reviewed by our team within 3 - 4 working days.

• Option 2: Update via a Licensed Real Estate Agent

If you have a Comparative Market Analysis (CMA) or property appraisal from a licensed real estate agent, the agent must submit the data on your behalf:

1. Contact your real estate agent and provide explicit permission for them to share their appraisal range with homes.co.nz.

2. Ask the agent to log into their professional homes.co.nz account and submit the appraisal range.

3. Once submitted by the agent, your HomesEstimate will automatically recalculate within 24 hours.
