The HomesEstimate is an automated market value guide generated by our smart algorithm—not a formal valuation. Think of it as a helpful starting point to understand a property's potential value.
We combine public records, registered valuations, and real estate agents' comparative market analyses (CMAs). For a formal valuation, a registered valuer or real estate agent will physically inspect the home to account for specific features, condition, and precise local market trends.
We encourage buyers, sellers and homeowners to supplement the information provided here by doing other research such as:
Getting a comparative market analysis (CMA) from a real estate agent. You can request a free appraisal on Trade Me here.
Getting a formal valuation report from a professional property valuer.
Visiting the house (whenever possible).
Getting a building inspection carried out.
Obtaining the local council Land Information Memorandum (LIM) report.
You may want to visit other open homes in the area and/or take note of nearby sale prices to get a feel for property prices in the area.
How often are the HomesEstimates updated?
We aim to update the HomesEstimates for all homes fortnightly.
