What's 'Market Insights' section?

Our Market Insights section provides a quick snapshot of key real estate performance metrics for a specific property category and location.

It helps buyers, sellers, and investors understand current market trends, property pricing, and sales speed compared to previous timeframes.

Please note that the values displayed in this section are to be used as a guideline only. For a more accurate insight into the market, speak to your agent.

How often do we update our market insights values?

We check for new data to update the market insights daily. However, if there are no relevant listings or sales then the numbers may not change. 

Who can see market insights for my property?

We only allow you to view insights for properties you have claimed. This might change as we release more information into this section and collect feedback. If you would like to submit feedback on the feature, please do so using this feedback form.

Why is the median sale price in Market Insights different from my HomesEstimate?

The median sale price and the HomesEstimate are two different numbers calculated in different ways.

Sale 1: 12 Mark Street, Waiwhetu - $1,000,000

Sale 2: 67 Sam Street, Waiwhetu - $950,000 (This is the median)

Sale 3: 35 Paul Street, Waiwhetu - $850,000

The HomesEstimate is a much more comprehensive calculation. It takes many data points into consideration, including land area, floor area, council valuations, council records, school zones, and prior transactions of the home.

How is the data for market insights matched to my property?

To calculate the market insights values, we match properties similar to yours by suburb, bedrooms, bathrooms, and property type (apartment, unit, house, etc). Data points such as floor area, land area, school zones, building materials and features are not taken into consideration.

My market insights tool is not showing the correct bedrooms and bathrooms information?

When you update your bedrooms and bathrooms information for your property, this will be factored into your market insights after 24 hours of the update.

To update the bedrooms and bathrooms information for your property, please follow these steps:

• Scroll to the top of your properties page and click on the Edit property details link next to the bedrooms and bathrooms information.

• Scroll down until you see Owner updated features.

• Click on Add feature.

• Select Bedrooms or Bathrooms, whichever you wish to change.

• Use the drop-down to select the number of bedrooms or bathrooms

• Click save.

• Refresh the page.

Important: Market insights values will only update 24 hours after the bedrooms and bathrooms information is corrected. 

What is total for sale properties?

The total number of properties that are currently for sale like yours. We include all current properties listed as for sale on homes.co.nz in the count, regardless of when they were listed.

For example, you claim a 3-bed, 2-bath townhouse in Waiwhetu. Based on the current comparable properties listed as for sale on homes.co.nz:

For sale 1: 18 Eugene Drive, Waiwhetu - Listed 19th March 2021

For sale 2: 99 Troy Crescent, Waiwhetu - Listed 24th November 2022

Total for sale = 2

The percentage difference is calculated by comparing the current 30-day period with the previous 30-day period. For example, comparing Sep 28th - Oct 28th VS Oct 28th - Nov 28th.
